Emergency Plumber for Idylwood Apartments, Townhomes and Houses: A Mixed Neighborhood

Idylwood mixes rentals, condos, townhomes and houses, and a new water tank is on the way. This page helps you work out who to call first.

Idylwood is half rental and over half apartments or townhomes

The 2019-2023 survey counts 7,346 housing units in Idylwood. About 28 percent are detached houses and 17 percent are attached. The rest, roughly 55 percent by the owner's sum, are in buildings of two or more units, many of them 10 to 19 or 20 and more units.

Tenure is close to even: 54.5 percent of occupied homes are owner-occupied and 45.5 percent are rented. The first question on any leak is which of those you are.

Low pressure and a new water tank: when to call the utility first

Fairfax Water is replacing the Poplar Heights tank at 7407 Tower Street, which the Census geocoder places in Idylwood. Its project page expects the contractor to start in November 2026 and the work to run about two years. A news report says the tank serves much of Idylwood and Pimmit Hills, though the utility page does not list the streets it serves.

That matters for one reason. Weak pressure across a whole street is a utility question, and Fairfax Water's after-hours line is 703-698-5613. Weak pressure at a single fixture is usually scale in the aerator or a partly closed valve, and that is a plumber's job.

  • Do neighbors on your street have the same problem?
  • Is it every fixture or just one?
  • Did the problem start with street work or a shutoff?
  • Is the pressure low only when two fixtures run at once?

Fairfax Water owns the meter. A leak after the meter belongs to the owner, and finding which pipe is leaking is the first step.

Idylwood building age and the shared risers and stacks

Adding the 1970s, 1960s, 1950s and earlier shares gives about 64 percent of Idylwood units built before 1980, the owner's arithmetic on survey figures. The 1970s alone account for 32.1 percent.

Age is a reason to look, not a verdict. In a large building the supply risers and drain stacks are shared, so a plumber may find the cause in a wall you do not own. Ask what was found and who is responsible for it before agreeing to larger work.

  • Is the problem at a fixture, a supply line or a shared drain?
  • Has the same leak shown up in other units?
  • Who maintains the riser or stack involved?
  • Is a landlord or association work order needed first?

A stack that keeps clogging calls for clearing a clogged building drain, which management arranges. Inside your own unit, a toilet that will not stop running is yours to fix.

Idylwood on the map: Leesburg Pike, Lee Highway and ZIP 22043

Idylwood is about 8.5 miles from Potomac. Census land shares put about 75 percent of it in ZIP 22043, about 18 percent in 22046 and about 7 percent in 22042. Tell us your address and we confirm what we can send.

A backup in an Idylwood building

Fairfax County says to call it before a plumber when a sewer backup may be in the county main. The 24-hour line is 703-323-1211. In a large building the manager usually makes that call. If only one fixture in your unit backs up, a plumber is the better first call.

The county's claims route for a blockage in its own main is Risk Management at 703-324-3040. Keep any report from the county or the plumber, and photograph damage before cleanup.

Water on floors is a drying and cleanup job of its own, and a renter's insurer or an association's insurer may need the photos.

Electric tanks in half the homes, gas in nearly as many

The survey puts electric heat in 52.0 percent of Idylwood homes and utility gas in 44.5 percent. Heating fuel and water heater fuel can differ, so read the tank.

A gas tank swap in Fairfax County needs a permit, even a like-for-like one. Land Development Services answers questions at 703-222-0801. County pages do not say whether an electric tank does, so ask. A building may also require approval before any contractor works on its heaters.

Replacing a failed tank heater raises size and venting questions that a building's rules may settle. If the tank is leaking from the base, telling a repair from a replacement comes first. A gas smell means leaving and calling 844-927-4427 for Washington Gas.

Next door: the Westlawn flooding study

Fairfax County Public Works is studying flooding in Westlawn, a neighborhood next to Idylwood that was built in the 1950s on a buried stream. Its page says the neighborhood uses private stormwater pipes over 70 years old, that residents reported flooding in streets, yards and inside homes, and that the study runs to late 2027.

Westlawn is not in Idylwood, and the county has not named an Idylwood project in the pages checked for this site. The study is useful as a reminder that a 1950s low spot can flood from storm pipes, not from your plumbing.

  • Does water enter from a floor drain, a wall or a toilet?
  • Is it clear storm water or does it smell of sewage?
  • Do a sump pump and downspouts discharge away from the house?

Apartment, condo and low-pressure questions in Idylwood

I rent in Idylwood and a pipe is leaking. Who do I call?

Your landlord or property manager, in writing, with photos. Close the shutoff at the fixture if water is spreading. The lease says who orders repairs, and a plumber booked without approval can leave the bill with you.

My water pressure is weak. Is it my plumbing or the utility?

Check whether neighbors have the same problem and whether one fixture or all of them are weak. If the whole street is low, Fairfax Water is the first call. If only one fixture is weak, look for scale in the aerator or a partly closed valve.

Does a gas water heater swap in Idylwood need a permit?

Yes. Fairfax County says a gas water heater installation or replacement needs a permit, even like-for-like. For an electric unit, county pages are silent, so ask Land Development Services at 703-222-0801.

Which ZIP code is Idylwood?

Idylwood spreads over three ZIP codes. Census land shares put most of it, about 75 percent, in 22043, with about 18 percent in 22046 and 7 percent in 22042. Tell us your address and we confirm.
