Emergency Plumber for Tysons Condos and Apartments: Who Owns the Pipe Decides the Call

Most Tysons homes are in condos and apartments, so who owns the pipe matters before anything else. This page helps you decide who to call and what to keep.

In a high-rise, a closet heater or a shared riser decides who is responsible.

Six in ten Tysons homes sit in large buildings: ownership comes first

The 2019-2023 survey counts 15,152 housing units in Tysons. Of those, 62.0 percent are in buildings of 20 or more units, only 9.1 percent are detached and 66.3 percent are renter-occupied. This is not a town of single houses.

That changes the first question. A plumber can fix a pipe, but only the right person can approve it. Virginia's Condominium Act gives common elements to the association and the unit to the owner, unless the condominium documents say otherwise.

Water coming through the ceiling: stop it, record it, report it

A leak in a tower rarely stays in one unit. Water can run down a riser and appear three floors away. Speed matters more than blame.

Close the shutoff at the fixture or the unit if you can find it. Take photos of the source and the damage. Tell management, who can often close a building valve.

  • Where is the unit shutoff, and does it work?
  • Does the building have an after-hours engineering number?
  • Which neighbors were affected, and have they been told?
  • Did you photograph the damage before drying began?

Keep every report. After the water is stopped, drying out after a leak and the insurance claim follow, and who pays depends on the documents.

Electric heaters, tall buildings and what the association may require

The survey puts electric heat in 60.0 percent of Tysons homes and gas in 37.5 percent. Many units have an electric tank in a closet. Heating fuel and water heater fuel can differ, so read the tank.

A gas tank swap in Fairfax County needs a permit, like-for-like or not. County pages do not say whether an electric tank does, so ask Land Development Services at 703-222-0801. The association may also want notice or approval, and some buildings limit the work to approved contractors.

When the heater is leaking, checking if the tank can be saved comes first. If you are replacing it, fitting a tankless unit in a condo raises venting and circuit questions that building rules may answer.

Tysons on the map: Route 123, Route 7 and ZIPs 22102 and 22182

Tysons is about 7 miles from Potomac. The Census Bureau puts about 51 percent of its land in ZIP 22102 and 49 percent in 22182. We check coverage from the address and unit you give.

New towers, old pipes elsewhere: what the age mix tells you

About 27 percent of Tysons units were built between 2010 and 2019, and about 80 percent have gone up since 1980. Newer buildings often have sound pipes and still have problems at fixtures, shutoffs and connections.

Fairfax County's Tysons Tracker for 2022 notes that new towers face stormwater and cistern code modifications. Fairfax County's Tysons West wastewater project adds piping, a pump station and a force main to reduce overflow and backup risk. A building engineer can tell you what your building has.

  • Is the problem at a fixture, a supply line or a drain?
  • Is it covered by a builder or fixture warranty?
  • Has the building had the same leak in other units?
  • Does the building have a maintenance contractor?

Fixture problems are usually small, such as a toilet that keeps running. A shared drain stack backing up is a building problem.

Renting in Tysons: what to do before a plumber is booked

Two in three Tysons homes are rented, and renters often are not the ones who pay. Check the lease for who orders repairs.

Write to the landlord or manager with photos and a time. Close the fixture shutoff if water is spreading. Booking a plumber unapproved may leave the cost with you.

  • Is there an after-hours maintenance number in the lease?
  • Is your report in writing as well as spoken?
  • Does renter's insurance cover your belongings?
  • Who approved the visit and who pays?

A sewer backup in a Tysons building

In a large building the management office reports a main backup. The county line for suspected main problems is 703-323-1211, and the county asks to be called before a plumber in that case.

If only one fixture in one unit backs up, a plumber is the better first call. Tell us whether the drain serves your unit alone or several.

A recurring clog in a shared line is a job for clearing a clogged building drain, arranged by management.

Condo, apartment and building questions in Tysons

Who pays for a leak behind the wall in my Tysons condo?

It depends on your condominium documents. Virginia law gives common elements to the association and the unit to the owner unless the documents say otherwise. Read them, and ask the management office before work starts.

I rent in Tysons. Should I call a plumber myself?

Usually the landlord or building management should hear first, and your lease says who orders repairs. Tell them quickly, take photos, and close the fixture shutoff if water is spreading.

Does a water heater swap need a permit in a Tysons condo?

A gas water heater swap needs a Fairfax County permit, even like-for-like. For an electric unit, county pages do not say, so ask Land Development Services at 703-222-0801. The association may also require approval.

Which ZIP code is Tysons?

By Census land count, Tysons divides almost evenly between ZIP 22102 and ZIP 22182. Give your address and unit on the call.
